How it works Here at Lawrence Harley we believe that a buy to let property is a far more beneficial investment than either stocks and shares or a traditional savings account. Let's assume that you have £10,000 to invest, by putting this money into a high yield bank account you will be able to achieve a return of 6-7% per annum at best. This equates to a return of £600-£700 before tax is deducted. It is much the same story with stocks and shares. Last year if you had invested in the FTSE 100 as a whole your investment would have risen by 10.7%. This would mean that your £10,000 would have yielded a profit of £1,070 in 2006. If you invest with Lawrence Harley a £10,000 deposit would be enough to secure a £190,000 buy to let mortgage and therefore you will make a return on the full £200,000 investment rather than just the £10,000 investment. Last year in the North West of England alone property rose by 5.7% on average. This may not sound like much; however your £200,000 property would now be worth £211,400 and have made you a profit of £11,400, and in the meantime you have the rental income to pay the mortgage each month. The story doesn't end there, if we look at individual cities like Manchester and Liverpool these are undergoing mass regeneration and are estimated to be increasing as much as 10% per annum for inner city properties and therefore could generate a massive £20,000 capital growth per year. Most of you will own the house that you live in and over the years you have made a considerable amount of money from it; however you still have the age old question "If I sell it, where am I going to live?" A Lawrence Harley buy to let property solves this problem as with a 2nd, 3rd, 4th or even 5th property you can buy and sell to your hearts content making more and more money each time. With capital gains tax being reduced from 40% to 18% in April 2008 you cannot afford not to invest in the buy to let market. Here at Lawrence Harley we have a wide range of different property investments available. Whether you are looking for a single property to start off your portfolio or wish to purchase mulitple properties to act as your pension, we can find the right investment for you. |
