Who are Lawrence Harley?
Lawrence Harley is the company responible for sales of our sister company Dylan Harvey. We only sell properties built by Dylan Harvey this way we can offer the best off-plan deals.

What is the main advantage of purchasing my next investment property from Lawrence Harley?
Lawrence Harley is unlike a normal investment company or club since everything that we sell we build ourselves. The only way that you will achieve the best possible purchase price is when you buy direct from the developer and cut out the middle man, therefore we do not charge a finders fee and you will benefit from a lower off plan price.

What is the Lawrence Harley "One Stop Shop" system?
Our unique "one stop shop" system enables you to invest in the lucrative UK property market with the minimal of fuss. We not only build and sell the property direct to you, but we also appoint you a solicitor, arrange your mortgage and handle renting the property upon completion. This not only makes your life easier, but if all our investors work as a group in this way it means cheaper conveyance costs, lower mortgage rates and lower rental charges.

If I choose to invest in a Lawrence Harley property, how much money will I need?
To invest in a residential property then all we require is a 5% deposit payable by the means of a £2000.00 reservation deposit followed by the remainder of the 5% within 30 days.

To invest in a commercial property then we require a 10% deposit payable in the same way. £2000.00 reservation followed by the remainder of the 10% within 30 days.

There is nothing else to pay until completion where you will incur the usual completion fees such as solicitors, mortgage, search and transfer fees. Lawrence Harley does not have any hidden charges or finders fees.

Is the rent guaranteed?
Most of our residential developments come with 6 months guaranteed rental; this is calculated on a monthly mortgage amount based on an 85% mortgage, plus an extra £50.00 on top. For example if the market value was £179,950 you would achieve a monthly guaranteed rental of £814.79 for 6 months after completion.

Most of our commercial properties come with 12 months guaranteed rental, which is calculated on 8% of the off plan price. For example, if the off plan price was £89,950 you would achieve a monthly guaranteed rental of £600.00 for the first 12 months after completion.

When does the mortgage start?
Your mortgage repayments will not start until the property completes.

Are the properties you sell leasehold?
All our properties with the exception of the Flexilet units are leasehold. Residential properties carry a 999 year lease with an annual ground rent of £199. Commercial properties have a 250 year leasehold and carry a similar ground rent.

Is there a service charge?
All properties that are leasehold have a service charge. For our residential developments this is £1.50 per sq ft and for the commercial developments it is £2.00 per sq ft. This covers such expenditure as concierge service (if applicable), lift maintenance, window cleaning, and general upkeep of the building.
